Building land in Mallorca is declared differently from municipality to municipality. This also applies to the prescribed minimum number of square meters for building on.
Building land in Mallorca is divided into three legal building areas
.Rural area
The so-called „zonas rústicas“ are plots of land that are located outside of towns and city limits. In most municipalities on the island, the minimum buildable size is 14,000 square meters. In areas of „special conservation interest“ this figure can be higher. For this reason, before purchasing building land in the countryside, you should check the legal requirements in the respective municipality very carefully.
Settlements
So-called „urbanizaciones“ are housing estates. The largest ones are located on the south-eastern coast. Here, designated building land can be purchased in the form of plots, usually between 500 and 1,000 square meters.
„Zonas urbanas“ are areas within fixed urban boundaries. Building is generally permitted here as long as the property in question already has a sewage connection.
