If you want to sell or rent out your island home, you must be able to present an energy efficiency certificate. Otherwise there is a risk of sensitive fines.
Since 2013, new and existing properties must have an energy certificate, a so-called certificado de eficiencia energética. Similar to electrical appliances, the certificate or energy passport uses seven levels - A is the highest and G the lowest - to indicate the energy efficiency of a property.
Who needs the energy passport?
The certificate must be displayed for both sales and rental offers – in brochures, on the Internet, etc. – must be displayed. The only exceptions are apartments or apartments with a living space of less than 50 square meters. Energy certificates are also not necessary for rental properties with a rental period of less than four months, such as vacation rentals.
How meaningful are the certificates?
It is difficult to obtain reliable data (thermal insulation, masonry structure, roof structure, etc.) to determine the energy efficiency value, especially for older houses or apartments. In contrast to Germany, in Spain the owner or landlord has no obligations with regard to the efficiency class. In other words: Even the worst energy efficiency class G does not lead to sanctions or the obligation to carry out an energy renovation.
Who issues them?
The issuance of certificates in Spain is reserved exclusively for architects, technical architects, engineers and technical engineers with in-depth knowledge of the computer programs developed for this purpose.
