A special insurance policy protects builders of buildings against damage claims in the event of
defects that occur later. The Seguro Decenal has been a legal requirement since 2000.
The Seguro Decenal is a must for architects, building contractors, technicians or any other person who has concluded a building contract with the client. This is a ten-year extended liability insurance policy. As a rule, building acceptance only takes place if insurance cover is proven. The only exceptions are construction projects for own use of ten years or longer.
Legal protection
The warranty for building is comprehensive. In principle, injured parties are entitled to rectification and reimbursement of costs. It is therefore important to take appropriate precautions in the event of an accident. In addition, the client of a construction project is entitled to compensation for consequential damages, i.e. loss of use.
Expensive obligations
The contractor can only defend warranty claims if the damage to the building is due to force majeure, the faulty behavior of the client or a third party. In the event of defects in the building that occur during the construction phase, the client may also demand immediate rectification.
Comprehensive protection
There are many examples of such damage: Cracks on the walls or detachment are common. Seguro Decenal covers the repair costs in these cases. This includes not only those for the actual removal of the defect, but also the costs incurred to get to the actual damage, such as tearing open a wall.
