Why many projects today arise from the further development of existing architecture – and why some developers' ideas on Mallorca have to be adapted to the climate, construction methods or permits.
Architecture on Mallorca is rarely created on the proverbial „greenfield site“. Many of the most interesting projects today start with an existing structure - a villa, an apartment or a building - whose potential only becomes visible through new planning. At the same time, practice shows that architectural ideas on the island are always caught between design, local construction methods, approvals and climatic requirements.

Whether it's the technical revitalization of a historic villa, the curated interior design of a hotel lobby or the comprehensive facelift of exclusive condominiums, modernization has become a major trend for properties of lasting value.
Efficiency as a strategic advantage There are solid economic and administrative arguments behind this development. At a time when new construction projects are often hampered by complex approval procedures and lengthy construction times, building in existing buildings offers an attractive alternative. Leaner construction bureaucracy and significantly shorter implementation phases - both in planning and construction - make optimizing existing buildings a highly efficient lever for investors and owners. What strikes me is that clients who want to build outside of Germany for the first time, such as on Mallorca, have pre-set expectations regarding the building process. They often transfer their expectations regarding processes directly to other Spanish countries. Although the construction and administrative processes involved in building in Mallorca are similar, they are not identical. There are differences that entail deviations. These can be of a reginal-political nature, different building regulations and slightly different construction methods in the industry.
