With the financing commitment from the home market in the back of your mind, buying a property in Mallorca initially seems plannable. But when talking to Spanish banks at the latest, it becomes clear that decision-making processes, valuation criteria and procedures follow their own logic.

How banks in Mallorca evaluate financing

In the Balearic Islands, financing is structured more conservatively and more property-related. In addition to income, the overall situation – existing obligations, asset structure and long-term sustainability are important. Income from abroad is often assessed more cautiously, especially in the case of self-employment or income relationships that are not clearly standardized.

The result is lower lending limits. For non-residents, financing is usually in the range of 60 to 70 percent of the property value. At the same time, a central cost block is left out: Incidental purchase costs are generally not financed. In Mallorca, land transfer tax, notary, land register and administrative fees quickly add up to around 10 to 13 percent of the purchase price - and must be borne entirely from your own funds.

The „tasación“ decides üon the financing

The „tasación“, the official assessment by a certified expert opinion, plays a key role. It defines the basis for financing – not the agreed purchase price. If the valuation is lower, there is a financing gap that must be closed immediately with additional equity. This constellation is no exception, especially in sought-after locations.

This difference becomes even clearer for properties in need of renovation or refurbishment. Whereas in Germany complete financing including modernization is often implemented, Spanish banks primarily focus on the current condition of the property. The future value after refurbishment usually only plays a subordinate role in the lending decision. Extensive renovations therefore often have to be planned separately or fully self-financed - an aspect that is particularly relevant for older existing properties or fincas.

Interest rate models and financing structure in Spain

Loan structures also differ. In addition to variable-rate financing based on Euribor, fixed-rate models have recently become increasingly established. However, these are often tied to clearly defined creditworthiness requirements and additional conditions.

Another point is the timing. There are often only a few weeks between the reservation, down payment contract (Arras) and the notary appointment. During this phase, the seller expects commitment, while banks carry out their internal due diligence processes in parallel. Without coordinated financing, this can quickly lead to a tense situation.

An early preliminary audit – the so-called „pre-aprobación“ – creates clarity üabout the realistic financing framework. It does not replace a final commitment, but provides a reliable orientation and significantly reduces risks in the further course.

Those who realistically classify financing, ancillary costs and possible investments from the outset will avoid typical break points in the purchase process. In Mallorca, it's not just the property that matters – but above all how well the path to it is prepared.
