Votes from the market: How real estate agents assess the year 2025 – and what will be important in 2026
The real estate market in Mallorca in 2025 proved to be stable but clearly differentiated. Demand and price development depended more than ever on the location, quality, features and legal situation of the properties. While well-positioned properties found buyers quickly, overpriced
or legally unclear offers had a much harder time. What was also noticeable was a buyer profile that was more informed, more price-sensitive and at the same time more determined - with a clear focus on quality, energy efficiency and long-term prospects.
We asked real estate agents in Mallorca to assess the past year based on their daily market observation
and their expectations for the future.

What do you think will have the biggest impact on the real estate market in Mallorca in 2025?

2025 was a year that once again showed how stable and attractive the real estate market in Mallorca is. Demand remained consistently high, especially in the upmarket segment, driven by a very international buyer base. Customers from Germany, Switzerland and the United Kingdom in particular followed us closely. Many were not just looking for a vacation property, but a second home that offers security,
quality of life and a Mediterranean lifestyle.
In terms of price, the market was extremely robust. We even observed slight increases in value in good and very good locations. This is due to the limited supply of high-quality properties and the increasing focus on modern, energy-efficient equipment.
An important aspect in 2025 was the psychological situation of many buyers, particularly from Germany. Due to the rather subdued economic mood, many are planning more consciously. Decisions are being prepared more carefully – but as soon as the general conditions are right, buyers act with astonishing determination
The desire for security, quality of life and a stable value plays a major role here. Many of our clients see real estate in Mallorca as a combination of personal enrichment and long-term investment.

▶ The limited availability of high-quality real estate, which keeps values stable and continues to strengthen premium locations.
▶ The personal motivation of many buyers, which is even stronger in economically uncertain times.

Psychologically, 2026 will be shaped in a similar way to 2025: purchasing decisions will be more conscious, but by no means hesitant. Those who choose Mallorca do so out of conviction and usually with a long-term view. Many of our clients openly say that they want to consciously shape their lives. A property in Mallorca combines exactly that: a reliable value and a quality of life that you feel every day.
I am therefore convinced that 2026 will be a solid and promising year for buyers and owners alike.
Those who focus on quality and seek professional support will have clear advantages –
and this is exactly where we see our task.
In your opinion, what has shaped the real estate market in Mallorca in 2025 the most - in terms of demand, prices and buyer profiles?
The market developed even more strongly into a seller's market in 2025, i.e. demand was greater than supply
with the result that prices have continued to rise. Nevertheless, more was sold in 2025 than in 2024. 14,750 property sales were registered in the Balearic Islands in the period from October 2024 to September 2025.
10.5% more than in the same period last year. In the 3rd quarter of 2025 alone, 3,615 properties were sold on the Balearic Islands
were sold. Turnover in the 3rd quarter amounted to 1.747 billion euros and was thus (due to the higher prices)
4.2% higher than in the 3rd quarter of 2024. 79.8% of the registered sales were used properties and 20.2% were new builds. 30.2% of buyers came from abroad, namely 41% from Germany,
9.6% from Great Britain, 5.4% from Italy and 3.9% from Sweden. The figures are reliable.

I am always very cautious when making forecasts. Due to the strong inquiries already received from customers,
who only want to visit Mallorca to view properties at the beginning of next year, I am confident that the market will move slightly upwards, at least from now on: Demand is very good,

to foreign clients, my explanations essentially only concern one side of the coin. The other side is the purely Spanish market, which is not in a position to provide locals with sufficient living space.

For me, 2025 was the year in which Mallorca proved itself once again: The island remains a place where people seek and find value and well-being.“
„2026“ will be a year that is clearly characterized by quality.
We expect prices to remain stable or rise slightly, especially in locations with good infrastructure
and long-term prospects. Properties in need of renovation must become more realistic in terms of price,
because buyers are looking more closely than ever before: energy efficiency, maintenance costs and future security are crucial. I am convinced that 2026 will be a market year in which good properties will move quickly - because Mallorca continues to offer exactly what many are looking for: security, peace and enjoyment of life.

All properties with a price, i.e. those that were close to reality, were sold promptly, all others have struggled. In the meantime, prospective buyers are very price-sensitive and not prepared to pay a purchase price that is far above the market value

We already noticed in 2025 that the legality of properties is becoming increasingly important, and this will certainly continue in 2026. We have already been able to provide our clients with targeted assistance with legal issues on several occasions. We have no doubt that 2026 will also be a good year for us.
