Draw up, sign and send a Spanish rental agreement online
If you are a real estate agency, owner or private individual and need to draw up a tenancy agreement in Spain, you can now do so from the comfort of your own PC. The real estate portal „idealista“ has recently started offering a free online contract service.
The contract that you can conclude with idealista is a residential rental contract in accordance with the current Spanish Tenancy Law (Ley de Arrendamientos Urbanos LAU). The special feature here is that the program makes it possible to sign the tenancy agreement online and send it to the respective contracting party without the need for an electronic ID card.
The contract is signed by a trusted third-party provider specializing in electronic signatures. The contract is signed using a secure and legal electronic signature that makes it possible to identify the signatories and indicate the date of signature by each party. Without the need to install an additional application, lease agreements can be signed from a computer, tablet or cell phone.
In less than three minutes, a landlord can create their own rental agreement thanks to simple templates and customize it to their liking. Landlords can, for example, include a clause to protect them from bad tenants, so that the tenant can be included in a database of rent debtors in the event of non-payment or if no agreement is reached. In addition, all documents can be stored online so that they can be retrieved at a later date.
The online tool for creating and signing rental contracts is available to private landlords and tenants as well as real estate agencies who want to rent or let a property in Spain via idealista. There are no costs for tenants or landlords.
Important: The online contract does not include any advice or mediation. „idealista“ does not offer legal advice to either party and remains outside the contractual relationship between owners and tenants.
