The permitted building area of a plot of land in Mallorca depends on its category and the building regulations of the respective municipality.
If you are traveling by car in Mallorca, you will sometimes see a "Se Vende“-sign - „For Sale on the fences and driveways of empty fields and farmhouses. However, whether this is a buildable site at all and - if so - how high the permitted building area is there is another matter. In Mallorca, a basic distinction is made between a finca rústica in the countryside and a solar, i.e. urban building plot.
Finca rústica
Building land in the countryside is subject to numerous environmental regulations, which vary depending on the municipality and island region. It may therefore not be possible to build a detached house on the plot for sale, for example. In the simplest case, the finca rústica is declared as normal land. If you want to build on these so-called suelos rústicos comunes, you need a plot of land with a minimum size of around 14,000 square meters. If the plot is not declared as „normal“ (común), the minimum plot size can even rise to 50,000 square meters.
It should also be clarified in advance whether and how the property can be connected to the municipal electricity and water supply network. Some properties in the countryside have a well. However, here too, information must be obtained beforehand as to whether the well water can be used for drinking or process water on the property. Appropriate permits should already be available before the purchase.
