Whether it's a vacation apartment, finca, apartment, village house or detached house, the majority of properties purchased by foreigners in Mallorca are second homes. Their owners generally have different expectations of their island home in terms of living comfort to their main residence at home. A good example of this is the issue of heating. While heating is an essential part of living comfort in central or northern Europe, it tends to play a secondary role in sunnier, more southern climes. Especially when it comes to existing properties, foreign buyers tend to avoid the subsequent installation of complex and cost-intensive central heating systems. After all, people usually only live in Mallorca for a limited period of time, preferably in spring and summer rather than in fall or winter.
It doesn't work without heating
However, even on a sunny island you can't do without heating. Between October and April, temperatures often drop below 10 degrees after sunset, and stormy and rainy lows in the western Mediterranean make for a cold, uncomfortable atmosphere on many days. In addition, there is high humidity all year round, which often leads to wet walls and mold growth in apartments that have been uninhabited, i.e. unheated, for a long time.
But what is the solution to the problem? Central heating systems are relatively expensive for second home residents in terms of installation and running costs. Cheap heaters, as well as gas, pellet, wood-burning stoves or electric heaters, are generally unable to heat larger rooms evenly, consume resources and cannot heat the property even when the owners are away.
