The option exists, and there are several ways to do this, whether by paying off the loan in part or in full. What are the options for early repayment?
The mortgage can be repaid early through a novation, i.e. a renegotiation of the loan. This makes it possible to adjust the repayment terms of the mortgage contract. Three options are available:
1. full repayment of the debt, which leads to the cancellation of the mortgage.
2. Partial repayment, with interest being recalculated on the remaining principal amount.
3. Conversion of the mortgage into shorter payment periods by increasing the monthly installments.
Cost of early repayment:
The cost of paying off a mortgage early should not be neglected. Although this saves interest in the long term, most banks charge redemption fees. These fees must be listed in the mortgage agreement and have been limited since the new Mortgage Act came into force in 2019. Different commissions apply to variable-rate mortgages, depending on the time of repayment. For fixed-rate mortgages, commission is charged if the repayment is made in the first 10 years.
Economic consideration:
Despite the early repayment penalty, early repayment of a mortgage can be advantageous from an economic point of view. This is particularly true for variable-rate mortgages, as there is a risk of rising interest rates. In the case of fixed-rate mortgages, the advantage depends on the current interest rates. In any case, careful consideration is required, but early repayment is generally recommended to save interest and reduce debt.
