Solar systems for generating electricity or hot water can also be retrofitted in residential and commercial properties. However, certain requirements must be met for this.
Everything is a little easier when you do it right from the start. Of course, this also applies to the installation of modern building systems. Solar systems for generating sustainable electricity, hot water, or for building climate control are easier to implement as part of a new construction project than in existing properties.
At least, that used to be the case. However, due to the rapid development of photovoltaic (PV) building systems in recent years, there are now hardly any obstacles to retrofitting such systems. That said, certain requirements must be met.
This starts with the necessary space and location. “Anyone who wants to retrofit a PV system on their roof or property needs a sufficiently large area,” says Gerd Stuckmann, managing director of “FSB Stuckmann,” a company that has specialized in solar energy and PV technology for many years. To achieve maximum efficiency, solar collectors should be oriented toward the south or west-east.
"“In general, however, the options for a retrofit PV installation also depend on the desired level of solar energy use for the home,” says Stuckmann.
The company “Greentech Balear,” a specialist in modern building technology such as PV systems and sustainable heating and air conditioning systems, shares this view. “Every property requires a customized solution. For this reason, it’s important to first consult with a specialist company in detail about the possibilities for using such systems as well as their practical implementation,” explains Greentech Managing Director Constantin Kletti.
What permits are required?
“As with all work around or on the house, the installation of a PV system must also be approved by the relevant authorities, such as city hall. You should definitely leave that to the contractor,” advises Gerd Stuckmann. Feeding privately generated solar energy into the utility grid also requires approval from the regional industrial authority. Only electrical companies licensed in the Balearic Islands, such as his firm, can submit the necessary application.
In addition, the relevant municipal building codes must be taken into account in advance. “In many towns, there are specific requirements regarding the size and appearance of solar collectors on roofs or facades,” explains Stuckmann.
Differences among providers can be significant in some cases
“Customers should always thoroughly research the differences between systems in terms of material quality, technology, and performance beforehand, as these differences can be considerable in some cases,” says Constantin Kletti of Greetech.
Both Gerd Stuckmann and Constantin Kletti agree that modern PV power systems and air conditioning systems contribute to both a significant reduction in household costs and a markedly improved carbon footprint. “Solar energy is free and 100 percent clean in terms of its environmental impact,” says Kletti of Greentech. No fossil fuels need to be burned to generate it.
Simple and convenient operation—even remotely
“Solar power and heating systems are simple and convenient to operate. Thanks to smart home technology, they can be monitored and controlled via the Internet even when you’re away. This is particularly convenient for foreign property owners who are not currently on the island,” says Gerd Stuckmann.
Just as with new construction projects, existing properties are also eligible to apply for government subsidies for the installation of PV systems in private homes or commercial buildings. For several years now, the Spanish government has recognized the right to produce solar power and feed it into the utility grid in exchange for compensation. At the same time, solar power producers are compensated by the utility company for unused energy on each monthly bill.
Whether PV systems are subsidized—and, if so, to what extent—depends on a whole range of different factors. Here, too, you should always consult a specialized contractor with expertise in this area. They can obtain all the necessary documentation.
Subsidies for Sustainable Home Systems
Government subsidies are currently available in Mallorca for the installation of sustainable air conditioning and heating systems, such as geothermal heat pumps. Subsidies are available for various types of systems, ranging from solar collectors for hot water production to geothermal and hydrothermal heating systems, as well as air circulation pumps.
