Builder. That sounds impressive. For many, the word conjures up images of dominant, self-confident people with yellow helmets and a trained eye, strolling between cement blocks, concrete trucks and countless workers scurrying around, only to pick up a folding rule every two minutes for some reason or other and dictate new instructions to their architect, who trots along dutifully behind them.
The reality is different. As a rule, builders have little to no idea about statics, insulation, screed and the like. What in God's name is a meterriß? Why do you need a building consultant?
New construction or renovation projects are time-consuming. Months or even years can pass between the start of the work and its completion, especially here. Often small or major details fall by the wayside with regard to the original plans, the intended quality of technology and materials and, last but not least, adherence to deadlines and delivery dates. There is no official index for square meter prices on the island, or at least one that has been approved by the regional Chamber of Architects. „Nonsense“, says Marcus Dreher. „As professional real estate valuers, we use various factors to determine a realistic, i.e. serious purchase or sale price“, says Marcus Dreher. And: „There are often serious flaws hidden behind the facades of a supposed dream property on Mallorca. Properties in need of renovation in particular should only be purchased after an independent survey has been carried out. Many investors underestimate the hidden costs that may be incurred when renovating a house," warns Marcus Dreher.
Mould and other damage
Damage to buildings or building components requires quick and expert action. This is the only way to avoid consequential damage, analyze the causes of damage and determine the costs of repair in a realistic manner. „We document defects that have arisen during new construction or renovation work and the resulting consequential damage to preserve evidence,„ explains Marcus Dreher. „Even if an insurance claim has to be documented in order to determine the amount of damage or restoration costs, we prepare a corresponding, meaningful and universally recognized expert opinion.“
„In the event of ambiguities or, for example, to stand up in court, we have our expert reports translated into Spanish by professional certified translators if required.“ he adds. This has already taken the wind out of some people's sails.
