This is how your team should be composed for a construction project

If you know what you want in terms of layout and architecture, you need a construction partner to realize it. There are generally three types to choose from in Mallorca:

Architect plus individual construction companies

The architect plans the building according to the client's specifications. Different contractors and companies are responsible for the construction work, but these must be selected by the client with the support of the architect. The architect is usually responsible for site management. He also ensures compliance with the agreed time frame, quality assurance and the prevention and elimination of defects.

Advantage: The architect is best placed to respond to the individual wishes and suggestions for change of their client.

Disadvantage: The risk of construction cost overruns is high. It is usually borne by the client.

General contractor

As in the first option, the client commissions an architect to plan the house based on their templates and ideas. However, the general contractor is responsible for the complete implementation of the construction. The general contractor must organize and supervise the construction site and be liable for all contractually agreed work and punctual completion.

Plus point: The general contractor assumes the risk of cost overruns during construction. In certain cases, the company charges a surcharge for this as a risk premium.

Minus: As a rule, the client cannot intervene in the selection of subcontractors or tradespeople.

Total contractor

Whoever builds with a builder gets everything from a single source. From the plot of land to the connections, the house ready to move into and the outdoor facilities - everything is usually included. The builder builds on his own initiative with his own or financed money at his own risk. He plans the floor plan and takes care of the building permit before or at the same time as the start of sales. He awards the trades and manages the construction. Until handover, the builder remains the owner with all obligations and rights. The purchaser has hardly any authority on the building site and is not liable for anything. However, a reputable builder will allow inspections of the house by the owner or experts during the construction phase.

Advantage: The builder has only one contact person and has practically nothing to worry about.

Minus: Personal ideas and additional equipment elements can be implemented as special requirements - but usually only at additional cost.
