What foreign buyers should know about financing in Mallorca – and why Spanish banks are often the better choice

While many reflexively reach for the house bank in their home country, it is worth taking a second look: Because the Spanish financing system is less versatile, but offers clear advantages - especially for non-residents from Germany, Austria and Switzerland.
Financing expert Daniel Pires from Smart Servicios Mallorca explains in an interview with Bauen & Wohnen what really matters, which mistakes can be avoided – and why planning is often more important than the product.
1. financing options for foreign buyers: clarity instead of complexity
Spanish banks rely almost exclusively on one model: the classic full repayment loan with French annuity. It sounds simple, but its transparency, fixed installments and predictable terms of between 15 and 20 years are convincing. Special repayments are regulated by law and can be made at any time - usually even free of charge or with capped compensation.

Anyone who believes that it is cheaper to use their bank in Germany is often mistaken. Spanish banks not only often provide cheaper financing, they also specifically promote the local market. Prerequisite: The capital is used directly for purchase or construction on the island.
Financing as a strategic tool
There are few tax advantages in Spain - at least not for owner-occupiers. Interest is not deductible, subsidies are rare. However, when selling or renting, certain costs - such as land transfer tax or notary fees - can be claimed for tax purposes. An advantage that should not be underestimated: financed properties reduce taxable assets. - A good relationship with the bank? Not enough. Without convincing documents, even the best contact is ineffective. In addition, bankers in Spain rarely have commissions – the incentive is missing. A rejected application is saved. One shot – no second attempt.
- Returns count – but not alone. Spanish banks value current income more highly than property ownership or company profits. Entrepreneurs who start out without a payslip have a hard time. Planning too late. If you buy before financing is secured, you risk high losses - for example due to forfeiting down payments. Financing takes time: surveyor, bank, notary, tax advisor – those who start in good time save nerves and money.
